This release ties the three things that used to live apart — punch-list sign-offs, payment draws, and lien waivers — into a single moment: your client signs the walkthrough, and everything that should happen, happens.

    At each build milestone your client reviews what was completed and signs right in their portal. That one signature releases the payment draw tied to that stage and generates the partial lien waiver — no chasing, no separate steps.

  • Draw schedules that build themselvesEvery plan

    Pick the project size at kickoff and your payment schedule appears automatically: 10 / 25 / 35 / 20 / 10 for full projects, or the small-job express 20 / 50 / 30. Every draw is tied to its walkthrough, and confirming the deposit pays the first one on the spot.

  • Work stops until it's signedEvery plan

    A change order can halt work on its part of the job. You and your client both see exactly what's stopped and why — and only their signature starts it again. No verbal go-aheads, no ambiguity.

  • Change orders that know your marginPro & up

    Pair the client-facing change order with what it costs you from your sub and watch the margin live. Change the sub cost and the margin updates; the client's price never moves without its own signature.

  • Insurance certificate (COI) trackingEvery plan

    Request, receive, and track each sub's certificate of insurance right next to their W-9, including the additional-insured confirmation and expiry date.

    No payment can be recorded for a sub until their W-9, signed agreement, and current COI are on file — and a payment that settles their contract requires the signed conditional lien waiver first. SpecNook enforces it so you never have to remember.

    Small jobs run an express track with fewer steps; medium and large jobs get the full pipeline. Pick the size once at kickoff and SpecNook shows only what that job needs.

  • Deposit checkpointEvery plan

    Projects now pause at a clear "waiting on deposit" step until you confirm the deposit came in — with a record of who confirmed it and when. No job moves forward on a promise.

    Link the job's invoice at kickoff and jump straight to it from the project page. Existing projects get a one-time prompt to place them on the map, so your clients' trackers start out accurate.

  • Client sign-off on selectionsEvery plan

    Homeowners can now e-sign their selections in the client portal, the same trusted signing flow used for change orders.

  • Custom cost categories & cost codes

    Define your own category taxonomy and cost codes instead of using the built-in list, so estimates, budgets, and job costs speak your company's language. Available on Enterprise.

A small release focused on billing you can trust — your subscription, your charges, and your plan features now stay perfectly in sync.

Fixes & reliability

  • Fixed an issue where upgrading to a paid plan could leave your account still showing the Free plan after a successful payment. Upgrades now unlock your new plan within seconds of checkout.

  • If a checkout ever goes through twice by accident, removing the duplicate no longer affects your active plan — and behind-the-scenes billing safeguards now keep your account and your payment provider perfectly in sync.

This release lets you publish documents straight to the client portal, keeps your team on top of private follow-ups, makes posting updates faster, and adds a place to log and price your estimate visits.

  • Publish documents to the client portal on upload

    When you upload a file — like a stamped architectural set — you can now choose to share it with the homeowner right away. They see it in their portal and get an email, or you can keep it internal as a private draft. Big plan PDFs upload reliably with a progress bar.

  • Internal follow-up reminders

    Add a private follow-up date to any project update and assign it to yourself or a teammate. On that day they get a reminder and it shows up in “My follow-ups” on the dashboard. It's team-only — your client never sees it.

  • Estimate Visit LoggerPro & up

    Log a sales visit in one place — who you met, what they need, and your line-item pricing — then track each one from draft to won or lost. Turn a won visit into a project in a single click.

Improvements

  • Quick-add updates from the dashboard

    Post a project update without opening the project. A new “+” on the dashboard's Updates panel opens a quick composer where you pick the project, write the update, attach photos, and publish.

  • Large document uploads — big architectural-plan PDFs — now upload reliably, with a progress indicator and a clear message if anything goes wrong.

    Set a budget by category, log your expenses, and instantly see where you're over budget (in red) or under (in green) — line by line and overall. Free accounts get a hands-on sample to try by hand; Enterprise unlocks the full tool: one-click import of your Home Depot Pro Xtra purchase history, a reusable cost-item catalog you set up once, and a clean, branded cost summary you can present to your client.

    A cleaner side rail groups everything in a project — Overview, Work, Money, and Records — with at-a-glance dots for what needs you (overdue selections, change orders awaiting approval, open punch-list items).
